Our Process
1. Pre-Inspection
We will inspect all areas to be cleaned. We will look for any pre-existing damage or permanent stains to concrete or epoxy flooring, walls, or ceilings (in basements). We will set your expectations for the results of your cleaning. We will measure the square footage of all areas to be cleaned to the nearest half foot.
2. Pre-Conditioning
In situations with extreme soiling, a pre-conditioner will be applied to the floor to help break up and loosen dirt and soils.
3. Cleaning
The cleaning tool used to clean concrete floors and epoxy garage floors is the same tool we use to clean tile and grout. We will rinse the concrete or epoxy floor with hot water (over 200 degrees) and extract the cleaning solution, dirt and contaminants.
Our floor cleaning tool connects to a powerful vacuum hose, which causes the cleaning disk to stay grounded to the floor, and confines the water spray inside the 16-inch disk. There is virtually no splash-over. The vacuum hose draws away the water and the dirt to a waste tank in our cleaning van. This is what makes our method of cleaning so successful in garages and basements. Most of the time, there is no drain in your garage or basement, so if you clean it yourself with water or a pressure washer, you have to figure out where all the water will go afterward. With Distinctive’s state-of-the-art cleaning system, your floor will be clean and dry, just like new!
This powerful combination removes most stains and soil. Some pre-existing stains on concrete floors will remain, such as rust and oil since these absorb into the concrete.

Before cleaning, the square footage of all areas will be measured to the nearest half foot. Prices below are based on customer vacuuming/sweeping all areas and having all areas emptied before our arrival.
- 1000 square feet or more: $.45/square foot
- 400-999 square feet: $.50/square foot
- 250-399 square feet: $.55/square foot
- 100-249 square feet: $.65/square foot
- 50-99 SF: $.75/square foot
- 0-49 SF: $.85/square foot
Before cleaning, the square footage of all areas will be measured to the nearest half foot.
- Pricing is based on the time it takes to thoroughly vacuum and remove all lingering cobwebs from ceilings and walls. This can be tedious and time consuming if the area is severely affected.

- An empty basement or garage will ensure every inch of the area is cleaned and there will be no lingering cobwebs or dirt in the corners. It will also make it easier for us to clean. If it is not possible to be emptied or mostly empty, we can clean the open areas only.
- No! Our cleaning tool is powerful enough to remove dirt and contaminants from your floor, but not the epoxy coating. We guarantee it is completely safe for your epoxy garage floors.
