Our Tile and Grout Cleaning Process

1. Inspection

We will inspect all tiled areas to be cleaned, whether it is a tiled floor, backsplash, shower, wall, or countertop.  We will look for broken or loose grout or damaged tiles.  These pre-existing conditions could be made worse during the cleaning process.  We cannot be held responsible for these damages.  We will also identify the type of tile and the type of grout you have.

2. Furniture Moving

Any furniture that is on tile and grout areas will be moved to other rooms or carpeted areas.  We can move larger pieces, such as a dining room table within the room while cleaning if it cannot be removed from the room.  Other large pieces like china cabinets can remain in place and we will clean around them.

 

3. Pre-Treatment

We will apply a mild alkaline solution to the tile & grout and allow the solution time to dwell on the areas to be cleaned.  This dwell time helps provide better cleaning results.  The pre-treatment will work to loosen soil, grease, dirt and other contaminants.

4. Agitation

We will use a brush to thoroughly agitate the pre-treatment into the grout lines and edges along walls.  This step of agitation also helps to provide better cleaning results, as it loosens soil, grease, dirt and other contaminants from the grout.

5. Cleaning

We will rinse the tile and grout with hot water (over 200 degrees) and extract the cleaning solution, dirt and contaminants from the pores of the tile and grout.   Our floor cleaning tool connects to a powerful vacuum hose, which causes the cleaning disk to stay grounded to the floor, and confines the water spray inside the 16-inch disk. There is virtually no splash-over. The vacuum hose draws away the water and the dirt to a waste tank in our cleaning van. This powerful combination removes most stains and soil.  Some stains such as red wine, mustard, food dyes, etc. cannot be removed because they stain the grout. Some grout may require an acid rinse to remove any staining that did not come out with the alkaline cleaning solution.

6. Drying

We will set up our fans and any portable fans you may have in order to dry the floor quickly.

7. Grout Sealing

After cleaning, it is recommended to seal your grout to help prevent re-soiling and to increase the longevity of the grout.  Applying sealer will also make it easier for you to clean your grout in between professional cleanings.  Sanded grout is highly porous and allows fluids and dirt to be absorbed, resulting in stained or dull looking grout.  The sealer does not change the appearance of the floors by adding a shine or luster.  Instead, it preserves the natural beauty of the surface.  Read more about grout sealing below.

8. Post-Inspection

We will review the results of the cleaning with you and offer maintenance and care tips

Before cleaning, the square footage of all areas will be measured to the nearest half foot.

  • 1,000 square feet or more:  $.75/square foot
  • 400-999 square feet:  $1.00/square foot
  • 250-399 square feet:  $1.15/square foot
  • 100-249 square feet:  $1.25/square foot
  • 50-99 square feet:  $1.50/square foot
  • 0-49 square feet:  $1.75/square foot

It is recommended to seal your grout after cleaning or immediately after installation to help it stay cleaner longer.

  • Grout sealing is priced at $.50/square foot.

  • Our cleaning process is safe for sanded, unsanded and epoxy grout.
  • Our cleaning process safely cleans the tile & the grout simultaneously.
  • It is best to have your grout cleaned first.  This will reveal the original color of the grout, which will help when matching the original color.  Cleaning will also help locate any additional loose or damaged grout.
  • Yes!  We have specialized tools just for this.  Hard water & soap scum can be difficult to remove inside of showers, but our cleaning process eliminates these these from tiled surfaces and leaves your entire shower sparkling clean.
